<p>1. I used plain, Kraft paper cards and envelopes from Hobby Lobby. Cost was about $10 for 25 of them.<br />
2. My custom stamp was ordered from a great gal named Lisa through her Etsy store, <a href="http://www.etsy.com/search/handmade?q=stampoutonline">StampOutOnline</a>. Ask her to do custom work for you via message and she&#8217;ll be quick about getting your ideas to ink! Cost of our 2 inch stamp was $28 and it can be used for all sorts of future projects.<br />
3. Starbucks Via can be purchased online or at your local SBUX, at a cost of roughly $1 each sold in packets of six or twelve.<br />
4. Keep the text simple. Try handwriting, although you can use a template you create with Microsoft Publisher, etc.</p>

			<content:encoded><![CDATA[<p>Last week I was privileged to teach a class on Seller Mastery.  New and veteran agents crowded the room to get their questions answered about how to carry more inventory, get it to sell and create an exceptional experience for their listing clients.  Interestingly, I can tell you that the entire six hour class really boiled down to two things:</p>
<ol>
<li>Asking the right questions, and then shutting up long enough for a client to thoughtfully answer.</li>
<li>Price really does overcome everything else in even the most challenged markets.</li>
</ol>
<p>Let&#8217;s focus on the first step:  Asking the right questions and converting the lead to an appointment.  Funny how we make this process so much more complicated than it needs to be.  Provided you are getting enough leads to get you to an increased number of kitchen tables, it becomes about a great “needs analysis” and the ability to communicate the market and price to a seller.</p>
<p>I&#8217;ve recorded a short video for you to demonstrate what is contained in a Listing Lead Sheet, some sample scripts and my thoughts behind having a great strategy in place for taking those seller lead calls.</p>

<p style="text-align: left;">Are you using a good lead sheet or winging it with a scrap piece of paper when taking notes during a real estate conversation?  It’s not about memorizing the script, it’s about using the same form, time after time.   Don’t make it an interrogation, but in the natural flow of conversation, you can begin to identify the person’s needs, priorities and motivation.  Also, when you get to a point that your business is in need of administrative help, it’s easier to hand off leads to showing agents and have your assistant enter all the information into a database application.  It’s also important to know whether or not you can meet  someone’s expectations up front, before your time and money are spent on a listing that may never sell.  Remember, a seller may be making life changing decisions based on your recommendations. </p>
